Common Roofing Problems Homeowners Face

Roof repairs and replacements are expensive, finding and fixing problems early on can save you from having to replace your roof sooner than you would like.  Inspecting your roof regularly, at least once a year can help you find early problems before they become big one.  Here are some of the more common roofing problems homeowners face and how to fix them.

 Poor Maintenance

This is one of the most common problems with residential roofs, poor maintenance is one of the causes or other roofing problems like leaks and pools of water.  You need to start with a properly installed roof installed by a professional roofing contractor.   Regular maintenance is your responsibility as a homeowner.  You can inspect your roof annually but if you don’t know what to look for then get a contractor to come in once a year and perform an inspection.  Here is what to look for if you are doing your own inspections.

Roof Leaks or Moisture Damage

Ask any roofer and they will tell you that most of the roofing problems come about as a result of leaks or moisture damage.  When you have heavy rains or excess snow in the winter time, or even a fierce hail storm it leads to moisture accumulating in or on your roof.  If it is left then overtime you end up with a leak.  It can also affect the structure of your roof and that can affect the safety and structure of your home.

Pooling Water

If your home has a flat roof then pooled water can be a huge problem.  If your roof is well constructed or maintained you shouldn’t have water gathering anywhere.  Older roofs of poorly maintained ones will have pools of water in the spring when the snow melts and during heavy rain.  This increases the chances of you having a leak and structural damage.

Shrinking and Cracking

When your roof expands and contracts you can end up with blisters and surface erosion.  It tends to start out fairly small and homeowners often ignore it until it gets bigger and becomes a problem.  Shrinkage happens when you have uneven contraction on your roofing layers and that can affect the flashing underneath and your roofing structure.

These are the most common roofing issues that a homeowner will face, most of them can be avoided with regular maintenance and inspections.  Catch roofing problems before they turn into leaks and leave you with no choice but to replace your roof.
